Curb appeal-what does it mean? How does it impact my home? If you have been contemplating buying or selling , you have probably heard of the term ‘curb appeal.’

What is curb appeal?

Let’s start with a definition: Curb appeal is a term used to describe the general attractiveness of a house or other piece of property from the sidewalk to a prospective buyer. That being said,  if your goal is to sell your home, curb appeal is crucial!

When you think about your home’s curb appeal, ask yourself these questions. 1.) Have I taken the time to take care of and improve the curb appeal of my property? 2.) What does my home look like from the viewpoint of a potential buyer / what is the potential buyer’s first impression of my home? 3.) What can I do to increase the curb appeal of my home? When you start honing in and focusing on how you can improve your Grand Haven home’s curb appeal, you can heavily influence your potential buyer and leave them with a positive first impression of your house!

Why does curb appeal matter?

Curb Appeal

Maybe the outside of your house needs a good power washing, or maybe you need to replace a broken window, but hey, it’s what’s on the inside that counts, right? Does curb appeal really matter when the beauty of the house is inside? To be honest, no matter how gorgeous the inside of your home is, if the curb appeal is lacking, your home may not sell as quickly as you want it to, or even at your asking price. Consider the following:

  1. As soon as a potential buyer pulls up to your home, they start forming an opinion despite the fact that they haven’t even walked through the front door. If the outside of your home is in obvious need of sprucing up, even the interior of the home may not be enough to save the deal.  Curb appeal sets the stage for the entire tour of the home, and if the curb appeal is lackluster, it could influence the buyer’s thoughts and opinions on your home in a negative way.
  1. Well done curb appeal can have the buyer falling in love with your home the minute they lay eyes on it, with their excitement increasing as they tour indoors! In turn, the buyer might be more willing to offer the asking price, and there is less of a chance that they will try to negogiate.
  1. Potential clients probably want to show the house they’re thinking about purchasing to friends and family. While they might not need to set up another showing for this, they will likely drive by the home and point it out. The image that friends and family will see is the outside of the home, and if the curb appeal isn’t up to par, the potential buyer’s family and friends may encourage them to look elsewhere based on that first impression.

Increasing curb appeal

Many sellers neglect to increase curb appeal, not because they don’t understand the value of it, but because they worry that it will be outside their budget. Fortunately, there are many simple yet impactful  upgrades that can substantially increase the exterior appearance of your home.

Update the front door

Updating the front door might not cost as much as you think, and it can add a lot of appeal to the house, especially if your home has grown old or outdated. A fresh coat of paint can make a big difference — after all, people do tend to judge a book by its cover! You could also hang a seasonal wreath on your front door, or add a welcome mat for a little something extra!

Check the light fixtures

If you have outdoor lighting, make sure to check the light fixtures. Most of the time,  you can change them out easily and inexpensively, updating them for something more modern or adding to the overall charm of your home.

Keep up with yard maintenance

If you’re no longer living on the property, you may find it difficult to remember when it’s time to cut back the shrubs or mow the lawn. While these maintenance chores aren’t always exciting, they can definitely help you  increase curb appeal.

Add a splash of color

A few flowers can go a long way when it comes to adding curb appeal to your Grand Haven property. Try adding hanging baskets or pots on the front porch or walkway if you don’t already have flower beds in place. If you do have beds, make sure you keep them weeded and neat.

If you’re getting ready to sell your house, curb appeal is one of the most important elements of preparing the property. With a little effort, you can create a stunning first impression that will increase your odds of selling the house quickly — and for your preferred price. If you’re able, consider upgrading your backyard while you’re at it, too, for even more impact!
